Preconstruction Services enable our clients to bring the perspective of professional staff with hands-on construction experience to help the design team with the timely completion of the planning process. GSAI’s preconstruction team works closely with the Owner’s representative, the A/E team and the Contractor’s project manager and estimator. We serve as an extension of the Owner’s staff, and as an advocate for the Owner’s interest. The preconstruction phase of the project is the foundation upon which the project is built. Our extensive experience in preconstruction services allows us to build solid foundations, which enable us to maintain project schedules and budgets and to minimize questions and change orders during construction.

To ensure consistent quality, GSAI structures and manages its teams to enable them to quickly mobilize, and sustain smooth, efficient field operations. We rely on our established internal management practices (such as line reporting methods and established health and safety, quality assurance, and employee education programs) to serve as a basis for implementing a project’s management structure. By having an established and successful corporate management foundation, GSAI can easily customize its teams and lines of authority to accommodate client, project, and site-specific needs.
GSAI report structures maintain central authority while delegating sufficient autonomy to team or staff specialists to allow them maximum operative efficiency. Individuals will be responsible for executing their project task within a defined schedule and budget. Through clear organizational structure, effective oversight and control of the project’s progress is maintained.
GSAI uses this system of centralized authority to achieve the following objectives:
GSAI uses Expedition, Primavera and Microsoft Project depending on client request. Deliverables are initially scheduled on Microsoft Project at the time the schedule is established. Our Contract Management Program, Primavera Expedition, allows us to review actuals received and issued and to distribute the committed costs on a daily basis. Monthly progress reports demonstrate progress relative to deliverables, as well as graphing of critical items. Project costs are tracked on budgeted, committed and actual cost basis. Expedition provides our project managers and contract administrators the peace of mind that all project information and documents are linked to critical issues and available on demand. The program provides GSAI’s management with a clear, consistent approach to managing projects. GSAI places a strong emphasis on project controls through integration of estimating, scheduling, cost tracking, and field management, which in turn results in timely performance on all our work.

GSAI has been performing constructability reviews on a wide variety of construction projects for over throughout our 20 years of operation.
